Dawson Development follows the Fair Housing Act and will not discriminate against any person on the basis of race, color, religion, gender, disability, sexual orientation or national origin.

Occupancy Policy

Maximum of two people per bedroom. No exceptions.

Credit History

Dawson Development will conduct a credit report upon receiving the rental application. Co-signers are not accepted. If the applicant is a full-time student with acceptable background check, Dawson Development will accept a Guaranty of Lease. However, the Guarantor of the Lease must submit a credit application that meets our criteria. The Guarantor assumes total responsibility for the lease in the event of non-payment or damages.

Residential History

The applicant must have a steady payment history and no unpaid balances due to their former landlords. A mininum of one year verifiable rental history in good standing through an apartment community, or real estate company is required. Applicants under the age of 25 will not be required to have one year of rental history provided they meet all other qualifications. The applicant must resolve any lease violations or pay any outstanding debt prior to acceptance. No applicants with a previous eviction or felony conviction will be accepted.

Income Qualifications

Proof of income may be verified through employment contacts, recent paystubs, bank statements, or W-2 forms. Monthly rent cannot exceed one third of monthy income. Income requirements can be based on combined income or one individual's income. All applicants must be 19 years of age.

  • All U.S. citizens must submit a Driver's License or State-issued ID and Social Security Number.
  • All non-U.S. Citizens must submit a state-issued ID or Driver's License, Passport, Visa, International Tax ID number, I-20 or equivalent documentation.
  • The application fee is $50 per applicant and is non-refundable.
  • Applicants will be notified within three business days of approval.
